HOA Board Welcomes New Director

In a special meeting of the HOA Board the vacancy from Tony Dimenici’s resignation was filled with the appointment of Walt Tibbet.  The term expires the end of 2019.  Walt has been a property owner in Morgan Creek since 2004 and is now a full time resident.  A retired Police Chief, he brings much needed expertise to the board in the area of security and management.  He was warmly welcomed by a small turnout of homeowners and attending Board members.

It was announced that John Cary, the current board president has accepted a job out of the area and is now working in southern California.  His house is for sale.  John has expressed his intent to remain on the Board until his house sells.  There was some discussion about John remaining on the Board but stepping down as President, being replaced by a Board member who is physically present and better able to manage meetings, etc..  That action would be up to the full Board as they have the power to elect officers.

Sharon Combs announced that last week the Board sent a letter drafted by it’s attorneys. It responded to the Letter from Morgan Creek, LLC demanding the gates be left open and asserting ownership on the land on which the PFE cottage sits.  She said the letter was extensively researched and reflected an extremely strong legal position of the HOA in these matters.  Asked to share the letter with homeowners, she said it was not available for dissemination but it could be made public at a later time.

There was some discussion and comments on the gates.  The Board said the draft rules were being circulated and comments were most welcome since nothing has been finalized.

A question was raised about costs of water for the lake.  Ed stated it was over $100,000/year through our local water company.. He stated that the feasibility of digging a well was being investigated.  The cost was estimated at around $200,000.  With a two year payback this seems like an excellent investment.  Since debt would be required the Board feeling was to take things one step at a time and look at financing this once the gates loan was paid off.  That loan is for 3 years.

Special HOA Board Meeting Tuesday to Fill Vacancy

The HOA Board has called a special meeting to consider filling a vacancy resulting from Tony’s resignation.  The meeting will be Tuesday, August 21, 6:30 pm.  Comments from the community will be taken.

We urge you to attend this important meeting and be heard.  Filling this post will help determine the direction the Community will take for the next few months until the election the end of the year.  We have important issues facing us now including golf course sale, Morgan Creek LLC possible legal action, and refining the gates operation.

HOA Invites Comments on Gates Rules

By now the HOA should have mailed to all owners a copy of the proposed rules for operation of the vehicle and pedestrian gates as well as vehicle registration. You should have one.    The gates are a reality, but we can make them better serve our needs through your comments.  Here is your opportunity to be heard.

Send your constructive comments to the Board before their meeting on October 2.  If you comment here we will also consolidate your feedback and submit it to the board.  Please no bitching, constructive comments only.  We’d like to get your feedback by September 1.
