Golf Course Latest Status: Where Are We?

The golf course owners have submitted to the HOA a final “non-negotiable”  proposal for continuing operation of the golf course with HOA financial assistance.  This is under review by the Board.  Note, the board has made it crystal clear that no homeowners assessments would go to this without a full vote of the homeowners.  In parallel with this, the golf course owners have asked for a pre-development meeting with the Placer County Planning Department to explore building 102 homes on the golf course property.  These actions were described in more detail in a letter to homeowners from the Board published on the Association’s communications platform, Town Sq.  The text of the letter is provided below:

While believing that our community would be best served by continued operation of the golf course under good stewardship, the letter makes clear that the Board has and is assembling the necessary expertise to block or slow down possible development of the property for high density housing should the golf course owners pursue that route.  They deserve our support.

For those of you that missed it, a meeting by a small group of residents was held June 6, 2018 with the Placer County Planning Department to clarify the process a developer would likely face.  The meeting results were published in a blog post which is repeated below in case you missed it.  It is a long process.

There are two groups, including this one, now actively providing guidance and communications in support of the Board and the community.    As necessary, when the time is right we will need strong and vocal community support.  Meanwhile we ask that you stay informed, read the Blog, sign up for Town Sq,  attend the open Board meetings to learn more and express your views.

  1. Could please enter the projections regarding the additional 102 residences paying dues? How much the additional income will reduce our overall monthly cost.
    I for one don’t see the benefits of the golf course to our community.
    Golf courses are wasting water, polluting the environment with the heavy gardening equipment and bring numerous strangers to our community.

    1. Great questions and points! I play lots of golf but am looking at the “BIG PICTURE” what is best for all! We didn’t sign-up for this when we purchased our homes. Although the golf course resides within the community, this is absolutely not our problem. So…….people that plan for the future in retirement get penalized with this? You can’t have it all, and we have already suffered enough due to decisions made with the golf course that I so love. Don’t forget about retirees that are on a budget and didn’t sign into a contract with this golf course. When we closed escrow, this was not mentioned, not sure why we are even discussing the fact that if everyone in the community agrees for a vote, why even vote? Just NO—-like we need more rules and monthly dues! I reiterate again: think about the people that came here to retire and planned ahead with a budget that has some cushion, but not taking on golf course problems.

      1. KG, not sure what your point is? You own a home in this community and what happens to the golf course IS YOUR PROBLEM. If the golf course closes then most likely you, and all of us, will lose substantial value on our homes whether you play golf or not. When you say just NO………what does that mean???? I really do not understand what you are saying??

    Stop beating up other posters for their opinions. Seriously GROW UP. Picking on a retiree on a blog because you may offer another opinion is gross. Just state your opinion without tearing into others.

  3. Price of our home is no difference that house sell across the road under new developments. So if the golf course close or not the prices of our houses will remain the same. Personally, I care about how we can reduce our HOA expenses because it has gone outragedly high due to some … decision made by some …HOA leaders “ Gates “ are one of them. (Derogatory comments removed- Moderator)

    1. JD, It’s pretty well documented that home values decline when golf courses close and/or homes are developed on golf course properties – it’s just a matter of how much. Also, the cost to install gates has not contributed to the increase in our dues in any way at all. Conversely, once the annual savings from the reduction of greeters pays of the loan for the project (estimated 3 years) there is the real possibility that our assessments can be reduced due to this savings.

    My intention was not to beat up on anyone – I really do not understand what KG was saying and need clarification. And I am certainly did not intend to pick on anyone – I’m a retiree as well.

  5. Where do we access the plans that were submitted for the additional homes? Those of us who paid the premium for golf course home need to know how close new homes will be to us. I think we need to know what the new community would look like. Of course we don’t want it to happen. I am also waiting to hear about the assessment of property behind our lots should we fail. These are serious things to consider as we go forward and weigh the pros and cons of this community. I just want the facts or where do I need to go to see the plans.
