Golf Course Update and dues Increases

The HOA Board released the following golf course update on November 24:

“Morgan Creek LLC has Mid-January as their new deadline to respond to the County’s comments from Mid-October, which Morgan Creek LLC has not done in a number of key areas raised by the County. All letters and emails that have been sent to the County regarding this project will be shared with the community.”

No further details of the County’s comments have been forthcoming as yet.

By now you should have received your Annual Budget mailing from the HOA. We will be analyzing it over the next few weeks. Though it raises some questions, overall it seems to be a responsible budget. Among the most significant increases are for security and for increased funding of reserves. As a result there will be dues increases, generally between 10-20% depending on where you live.   1. All comments from the County were released on TownSq. No further comments have been published. We need to see the response from Morgan Creek LLC about mid January. Stay tuned.

  2. According to my neighbors “licensed certified Arborist” its a Tulip Tree. So that’s what I meant. It was the stupid HOA people that planted the tree near a fire hydrant and a SMUD utility box in a small confined area, not Placer County. So, the HOA should fix their mistake. Including ALL the damaged sidewalks created by those decisions instead of using a disc grinder. I’m not in pain unless I think about how stupid some of the landscape decisions have been, or how my detailed letter/photos were ignored.
    If and when someone trips and falls resulting in injuries due to the damaged sidewalks, I will be happy to share my letter with the Plaintiffs.

  3. The 3 year note for the construction of the gates was just paid off. Before there is ANY increase in dues, there needs to be a reconciliation of how the annual funds that have been used to pay off this loan might now be used to offset an increase in dues for security or reserves or any reason. We need to see an accounting for the use of these funds before our dues are increased, if they need to be increased at all.

    I know, because I developed the gate construction finance plan that provided funding for the construction loan from funds saved by no longer having attendants at the Walerga and PFE entrances once the gates were operational. This is how the gates were installed without having an increase in dues at that time. Now that the loan has been repaid – where will those funds being utilized??

    This was an open question by the community at the time the gates were approved for construction and installation. The position of the Board at that time was to wait and determine how the annual funding for the construction loan would be used once the loan was paid off. It is NOW time for this Board to demonstrate how those funds will be redirected. We should NOT accept ANY increase in our dues until this Board makes a full disclosure how those funds will now be utilized based on today’s needs. Those funds should be used to offset any increase in annual costs before we pay any additional dues – period!

  4. We personally have not received any copies of the Annual Budget. As regarding the foreseen HOA fees increase of 10-20% seems to me completely inappropriate given the lack of disclosure and the disproportionate rate of increase.
