Golf Course Development – Latest County Response

Placer County has responded to the latest attempt by Morgan Creel, LLC to gain approval of its development application. In the response the County deemed the application still incomplete. The most significant take-aways from this response are: Missing specifics on what will happen to the golf course and its impact on open space, etc. Desire to keep the banquet facilities operating. Inadequate land use calculations and ratios, especially on the north side.

  1. It is still unclear how our interests are being addressed:

    1) Has it been determined if Morgan Creek LLC has right of entry through our gates using our security personnel for the new development? I did not see if and how the County and Morgan Creek LLC resolved this issue? If so, will new homeowners be required to use our entry identification system and how will we be compensated for staffing, repairs? What ability will we have to enforce compliance?

    2) How will we be compensated for the use of our streets, street maintenance, repairs etc.?

    3) How will we be compensated for the maintenance of our public spaces, parks, etc. since they will be available for use by the new homeowners??

    4) How will we be able to enforce our parking, speed limits, picking up after your pets, inappropriate use of spaces (picnics, parties, etc.)?

    5) The entire issue of compliance with our CC&R’s is an important open
    Issue since the new homeowners will have entry and access to our community.

    The key take-a-way here is that the County and Morgan Creek LLC have been negotiating their interests and we are not at the table to represent our interests. When will our interests and rights be considered and protected? We should not be an afterthought.
