Morgan Creek, LLC this week submitted a revised Project description for the proposed golf course development. The revision keeps the same number of lots to be developed on the North and South sides, and adds a 9 hole executive golf course. It also proposes to keep the existing pavilion business and fast casual restaurant. The following is a copy of the revised Project Plan.
This change probably makes the plan more palatable to the County and, perhaps, to some of our community. Since their submission is per SB330, our options to oppose it are severely limited. However, if they choose not to follow through with the golf course, we have a strong case for not allowing them to continue to operate the pavilion.
For those of you unfamiliar with SB330, although passed in 2018 in the name of more easily expanding affordable housing, it affects all housing and severely limits the County and its residents’ ability to prevent development. We have enclosed a document summarizing SB330, as well as an analysis prepared by Shute, Mihaly & Weinberger, LLP. explaining the effects of its implementation so far. Disturbing bedtime reading.
None of this is expected to happen soon given the slow permitting process and the recent slowdown in the housing market. As usual, comments are welcome.

#1 under project descript is already wrong. Hole #14 is 90% a flood plain and can not be built on, in one paragraph the easements are being abandoned back to the homeowners on #14 then further down they are building on #14. The one acre lots do build at the end of #14 and the beginning of #15,but Hole #17 was always on the table for development. Once again I think the application is wrong. Again!

Has the HOA considered the idea of purchasing the golf course and pavilion outright? It may be costly up front but could develop into a profit center over time to help supplement the costs of maintaining our community. We purchased our homes on an 18 hole golf course. Many, long before SB330 was ever passed. What considerations have been made regarding water, sewer, emergency services, traffic, and general environmental impacts that will result from this massive infill of houses?
Many times. This has been on the table for several years. Write the Placer County Planner and voice your objection.
I propose our commu ity have another meeting with the Law Firm representing us regarding the Golf Course. My neighbors and I have many questions regarding this matter.

Has the HOA considered purchasing the golf course and pavilion/restaurant? Return on Investment may help mitigate monthly fee increases and enhance our community maintenance and security. This would also give us control over our destiny without being subject to the whims of greedy developers and radical housing activists. Many of us bought our homes on a beautiful 18 hole golf course before SB 330 existed. This massive housing infill plan would negatively impact water, sewer, emergency services, congestion, noise, and traffic in our area.

I don’t believe the owner has any interest in selling it. It is one of their best revenue producers.
Hello, I was wondering the proposal shows what holes they would be potentially using for the nine hole executive golf course ?
Their preliminary plan shows a 9 hole executive course completely redesigned and fit completely in the area just south of dry creek. No holes on the north. Lots of par 3’s.
None of the existing holes per the preliminary. It’s an executive course all in the flatlands immediately south of Dry Creek. All subject to change of course.
