An open meeting of the HOA Board was held Tuesday, 3/19 at Creekview Ranch School. Approximately 20 people attended in person. The following are the main takeaways from that meeting.
- From the committee reports, two stood out. First, the ARC is down to one person. The CC& R’s mandate 5 with a minimum of three. This is a BIG issue as this committee decides what building and maintenance of our properties is allowed. Do you want your application decided by one single member? Come on people. Surely a few among us can devote a small amount of time to staff this. Please can we have volunteers.
- Second, the Landscape committee reported on numerous new proposals for plant removal, replanting, and maintenance costing thousands of additional dollars. Nearly all are add-ons to our sole source provider, Procida. A lot of discussion centered on why these couldn’t be incorporated in an overall maintenance contract. Several years ago the Landscape Committee developed a scope of work, and measurement metrics which would allow competing the work. Landscape is among the top 3 expenses of our Association! The then board rejected the work and again went sole source with Procida. With each new board and even a change in management companies nothing changed. With a new Board we must, in our opinion, compete this contract. The earlier work of the Landscape Committee could still be used as a basis. It is not too early to start this process!
- The treasure’s report included a reserve fund of over $2 million. Lorenzo reported that the fund was in “good shape” . Since the recent raise in dues was apparently needed to fix a reserve deficit, we would ask for a current accounting (with numbers) of our surplus/shortfall to support this report.
- The Golf Course Committee reported that no new action has been taken by Morgan Creek, LLC. The latest deadline for their preliminary application has again lapsed requiring a new submittal if they choose to proceed. Although a lawsuit was threatened against the County for deeming their application incomplete, none has materialized thus far.
- First Service reported that the Association continues to aggressively pursue dues delinquency. There are approximately $32,000 in delinquencies. Liens are being filed.
- A comment was made that the greeters at the Vineyard gate are worthless, letting anyone in, not calling homeowners for guests, and generally being ineffective. This view is shared by most of us. It was suggested we eliminate the daytime greeters and leave the gates open during daytime, then closing the gates in the evening (e. g. 6 pm to 11 pm) and staffing them then when a greeters presence would be more useful. We strongly endorse this suggestion.
- Comments were made about the proposed rezoning of two parcels across from Creekview Ranch School for high density affordable housing (apartments). This is part of a State mandate. Although not part of our Association’s purview, this proposed action seems worth reporting. A Placer MAC meeting was held March 20 to discuss this proposal. If you’re concerned, get involved.

Was unable to attend last meeting, but was anything mention about the terrible lack of landscaping and maintenance on the area on Pinehurst Drive right after the golf cart crossing and before the homes? Weeds, trees in need of attention, and lawn not mowed in months. Does this fall under the Golf Course or part of the HOA? Can anything be done?

This area in a terrible need of weed abatement, tree trimming & lawn care. Both sides of Pinehurst have not been maintained in months – if not longer. Does this fall under the Golf Course or the HOA? Terrible to see every day while coming & going from home! The weeds are spreading and the grass is growing but since there is little to no irrigation, it will die off has the rains stop. Help!

This area has been in terrible shape for months from lack of maintenance. The weeds are spreading, trees need trimming and the lawn hasn’t been mowed in months, if not longer. Does this area fall under the Gold Course or the HOA? The grass and weeds are growing but will be dying off once the rains stop because there is little to no irrigation. The three remaining trees suffer also from lack on water during the dry months. It’s sad to see every time you drive in or out of the community and a terrible gateway to our neighborhood.
The greeters are incredibly ineffective – I agree. They are on their phone or asleep or simply not there. And why do we need a rover in the daylight if they do nothing? Security is a worthless waste of money. And the arrowed out signs at the front gate – people are confused and when residents to to the right there are near misses from the guests going straight.
Hello, we have been homeowners in Morgan Creek since 2008. We strongly object to leaving the gates at Vineyard, or any gate open during the daytime and only closed from 6 to 11 PM. We purchased in a gated community for a reason. We expect the gates to be closed Barbara and Michael Sloan.
I attended Tuesday’s meeting on Zoom and was very glad the Vineyard gate was brought up in the homeowners forum. We have gone from tacky blue painters tape to yellow tape redirecting traffic. The “attendants” don’t bother to take the tape down when they lock up so if a guest follows the arrows, they have to get out of their car and walk over to the keypad. We are far from the only gated community, even with a golf course, that have figured out a way to keep the community safe but not inconvenience guest and make residents feel like prisoners. Why can’t we have a code, that is changed periodically, that can be used to open the gate?

1) What is the commitment to be on the ARC.
2) Regarding the Vineyard Gate. NO to opening the gates!!!
The gate is a mess with worthless security and ever changing and confusing signage.
How about we have a company that actually does their job and provides some security which is part of why many here bought. Policy, procedures and competence would go a long way to it being valuable. We are already seeing increased “public” street problems and crime. Aren’t we a private, secure community and pay for it??? Why are we now going to do the easy thing at the expense of security??? I say NOOOO to opening the gates, REALLY BAD IDEA that would lessen the value of the community….in real dollars. There are many security companies who do great jobs around the area. please don’t cheapen the community.
I’ve got several solutions or thoughts. Like for instance, if the security is worthless, leave the gates locked at all times and let the golf course let in golfers in the visitor line to the right. or giving the course a daily changing access code, or charge the golf course for better security personnel. Who do I talk to?
Also, leaving the exit gate open during the day is a GREAT idea that I’ve thought many times.

Not sure why you think leaving the entry gates open is a “really bad idea” (I agree with that statement) but leaving the exit gates open is a “great idea”????? There is nothing to prevent traffic from entering our community through open exit gates. In fact, at times when the entry gates are broken they use the exit gates for entry.
As a homeowner in the Morgan Creek community we are strongly opposed to leaving the gates open and unattended at any time. We live in a gated community and expect a reasonable level of security. If the current security company can’t get the job done let’s find a company that will. Taking the easy way out by leaving the gates open is a horrible idea and exposes our community to more traffic, higher speeds, litter, noise, and crime.
