Morgan Creek in following Placer County’s procedures has submitted a request for a pre-development meeting with County planners. Their request asks for the meeting by May 22. A copy of the request, along with the HOA Board’s comments, is included below. Significant take aways are:
- Their modified submission for a preliminary approval proposes building 48 homes on the south side only, none on the north. No zoning change would be required but it may require an update to the community plan. Though far from a done deal, their case is stronger than the prior submission.
- The submission is still under SB330. It is uncertain whether the County accepts that the SB330 expedited processing applies.
- The golf course converts to a 9 hole executive course using many of the existing holes. No specifics yet. The club house, restaurant and banquet center would remain as is.
- They propose that the existing Environmental Impact Report still applies with no modification needed. We’ll need to object to this at the appropriate time.
- Following the meeting, we assume a full preliminary plan will be submitted.
- No action is needed unless or until a preliminary plan is accepted by the County.
Charlie is playing a game, knowing 9-Holes golf course never be a profitable business. Once this north-side plan gets approved. He will wait a couple of years and show his books that the 9-Hole golf course is not making any profit. Will put another housing plan on the south side too. What a shame.
Totally agree with Judge. Just that the south side will potential be developed first. If the south side gets approved to build homes the golf course owners will then put their plan to build homes on the north side into action. The entire community needs to come together and be involved to not let this happen. Hoping our HOA does everything possible to fight this potential development!!
