Morgan creek, LLC has again submitted a preliminary plan to Placer County for closing the golf course and building 79 homes on the property. For your information, we have obtained a copy of the pertinent part of their proposal including lot layouts. Thirty lots are proposed for the North side and forty nine on the south. The HOA Board is continuing to closely monitor the situation. The Board does have a game plan including retaining attorneys versed in real estate law. The major hurdles remain the same; ingress/egress easements, environmental impact, community opposition and project cost/timeline. We will keep you informed if the project moves forward. Should it move from preliminary to formal submission there will be ample opportunity for public comment and coordinated opposition.

Did Morgan Creek LLC meet with County Planning staff to discuss their preliminary plans? If so, did any of the Morgan Creek HOA Board Members attend the meeting accompanied by our planning consultant to listen to the full discussion between Morgan Creek LLC and County Planning Staff?
The Morgan Creek HOA Board was allowed to have 2 members and our paid planning consultant attend the meeting to discuss the initial submission of Morgan Creek LLC’s preliminary plan several year’s ago that was never acted on and expired. A lot of important and critical information is exchanged at those preliminary plan meetings and it is essential that the Morgan Creek HOA have several members attend those meetings.
Is the Golf Course listed for sale still? Or was it taken off the market?
I don’t know if it is still for sale. Regardless, no one will ever pay the price they are/were asking. The owners of the golf course have filed a preliminary plan with Placer County to close the course and build 79 homes on that property. They estimate they can make far more profit building homes on the property than selling the course to another golf operator.
Every home owner in Morgan Creek should educate themselves regarding the risk we all face of potential closure of the golf course. If the golf course closes, history has shown that ALL home owners in Morgan Creek will lose substantial value in their homes.
Home prices at Morgan Creek Golf Course is not much more than the new houses build around this area. But I will love to join the protect again this building project but not pitching any money for Golf Course LLC. They been playing the same game for long time; you can check their history with same game at multiple golf courses.
