Most of homeowners don’t want the Morgan Creek golf course shut down and sold to developers. If you care about your home values and the Morgan Creek lifestyle attend the HOA Board Meeting Tuesday, May 15th @ 6:30 pm.
We are also looking for people with special skills, like attorneys, lobbyists, environmentalists, public relations/media people, journalists, etc. who are willing to lend their expertise to our group.
If the majority of homeowners sit back and do nothing then it’s possible the golf course will close. Show your support by attending the meeting and sign up for regular updates on this blog.
Where is the May 15th HOA meeting?
Golf Club Pavilion (tent), 6:30 Tuesday night.
We’ll be there
I like the idea that we vote if Charlies “proposal” even goes on the ballet to vote without financials. Why waste attorneys fees and everyone’s time by putting a non proposal on the ballet. It’s more extortion- give me money no questions asked or else.
Right now at $200 our HOA fees are more than Serrano, more than Los Lagos and our property values are much less than those communities. Raising our HOA’s any higher I think would hurt our values more than the golf course closing. I would rather spend a bit more on my house than HOA fees and live in any one of those communities without the headache of Charlie. I hope he is banned from ever buying another golf course, since this is the 3rd time he had done this. I would never vote for an increase regardless of financials. Before asking homeowners for more of their hard earned money, he should be focusing on a buyer for the golf course.
Charlie has a history of cutting off his nose to spite his face. Unfortunately, I don’t believe there’s any mechanism or legal way to prevent him from buying another golf course. Especially when it’s a private ownership transaction. We can just hope that he sells it to a reputable buyer who will manage it appropriately. But we can’t force him to sell his business/land.
As for not putting Chatlie’s Proposal out to vote – It was made clear by our attorneys that HOA could be in legal jeopardy if they don’t put the proposal out for a vote to all homeowners (I.e. Calaveras County) http://www.calaverasenterprise.com/news/article_fb5c2c28-0dbb-11e8-aa5d-63246e46efae.html
It was made very clear, from the homeowners who showed up last night, that we will vote “NO” without financials. But there were still hundreds of homeowners who didn’t attend the meeting who need a chance to weigh in.
I can’t imagine any lender who would give $ to someone with 3 failed businesses in the same industry. Hopefully he will retire from this line of work.
I understand we can not force him to sell, but I am a bit blurry on what happens if he decides to walk away like he did in Rocklin. I am assuming that would be a foreclosure and what is to prevent someone else coming in after he forecloses to buy the course? I realize there may be a transition period which would hurt the values, but again raising our HOA’s which already seem to be at of whack compared to other communities, is not going to help either.
No bank or investor would allow a purchase of another golf course if the books were upside down. Additionally, he would not have been able to afford to build a new home or expand the clubhouse. Paying money to subsidize the golf course, without proof, for nothing in return should never be agreed to, it’s just bad business. If we pay, we own part of the business. The Financial books need to be opened.
We need to get Placer County on our side for zoning regardless, what do we need to do to ensure no development is ever allowed on the golf course for residential houseing? Does anyone know if we actually can take legal action taken against him by the state of California for Extortion?
After doing a little research this am (goolge) about Charlie Gibson Golf Course Owner several topics came up, supposedly his partner is a very wealthy developer in the Bay Area (Joseph Syufy, sounds like the Syufy movie theater guy)? From what I can find Charlie still owns the Rocklin golf club ad has no plans to sell it. (last night at the meeting some people were under the impression that he had sold the Rocklin Golf club) He sold Wildhorse golf club in Davis last year, not Rocklin. From the October 1 2014 Placer Herald article this is how Charlie described his partner regarding the Rocklin Golf course.
He described his absent business partner, Joseph Syufy, as a “very, very, very, very wealthy developer” from the Bay Area and a long-time friend who’d helped him invest in the course, but as a business decision, Gibson said they will either have five or six acres developed and sold as real estate, or close the course and leave it to Gibson’s family as personal property. If he is so darn wealthy why does he want $50 from each home owner to subsidize his business? Or is this a long term plan to eventually develop both the Rocklin land and now the Morgan Creek land?
I am not sure if this has been covered already, if it has I apologize for repeating.
Sorry I did just find the article where Charlie sold the Rocklin Golf Course for $5.8 million signed Dec 20, 2017.
Nice Profit !!! we should all pitch in and throw him an extra $50 a month to help ease his pain for being concerned about Morgan Creek property values.
Please read article in the Bee today regarding the Land Park golf course. Golf is a dying sport. We need to find another solution. Also wondering how many actual homeowners belong to the golf course It seems that if all 500+Homes were paying members this would not be such a problem
Hello, my husband and I are potential buyers of one of the new “villa” homes that will be built, so we are reading the posts on your blog. Morgan Creek is a beautiful community much of it due to the fact you have the golf course. Without it-just another large sub division and the property value will fall. Just our opinion…hopefully your Board, HOA attorneys and management company can work with Mr. Gibson’s attorney to come up with an acceptable resolution to guarantee the course remain for a long period of time! Thank you for all of the information!
You are right! This is a beautiful, special community. Yes, the golf course is a large part of the commuities beauty, but it’s a special place because of the people. All of us are trying very hard to keep the golf course open and green. As responsible homeowners we are asking for full financial disclosure from Charlie as to the need to assess each homeowner a monthly fee for 10 years. We are all hoping for a solution that works for everyone. Hope you join our wonderful community.
Leslie
The key comment in this chain is that “golf is a dying sport.” That’s true because it’s a demographic issue and unlikely to change quickly. Golf is the sport of many baby boomers who are now just beginning to age out of the sport. And younger people are not taking up the sport fast enough to replace them. Therefore, any solution to keeping the course open is probably temporary. In the end, demographics wins. Also, if the course is having financial problems in this solid economy, what happens in the next recession? How much will the $50/month have to go up then?
Thank you Leslie! We hope to join the community but this is really giving us second thoughts!
I agree with Leslie. Our neighbors are great folks in great community. They are our friends looking out for one another. Why Charlie has to let greed get to him I don’t know. Hopefully Charlie will sell it to a better owner. I think the golf course has a ton of potentials for the right owner
I attended the meeting. Charlie has been asked twice to show his financials to the board and he is refusing. That seals the deal for me. Also asked was “what have we asked in return”….the answer was nothing. I am tired of being powerless as a homeowner. I won’t go into the details of the many times we ask the board to talk to the golf course about small things…you all know it. Please if there is to be a negotiation of what we want (I hope I can be invited), lets ask. We are really not asking for much. Their past attitude reinforces the golf course disdain toward the owners. The other thing that astounded me was to find out that right after the small housing project was approved Charlie said “the next thing I want it to get the homeowners to give me money”. Really? I thought those homes were supposed to give him the financial boost he wanted.
The only way I would agree to an increase in HOA’s/funding Charlie is if I had ownership/dividend. Home values in here will continue to decrease if our HOA’s are $275-$300 per month. Our HOA’s are already too high.
Again, things are not adding up, the brand new golf carts that came in a couple days ago, probably $100K worth of new carts, expanding/remodeling the clubhouse. Charlie also makes a killing off the event space with constant weddings etc. Homes owners already have to deal with loud music on the weekends going all hours of the night that Charlie is profiting from.
The only solution I would be up for is getting a group together a buying the course from Charlie if he can’t afford it. Giving a handout for 10 years is a BIG NO from me. If it is a dying sport, our money is not going to help anyway.
Just how bad is that noise??!! The new lots are right down the street from the event center! Does Roseville not have a noise ordinance? Thank you for any info you can provide!
I met with the sheriff regarding city ordinances on noise and disturbances. Placer County has a noise abatement law in effect at 11:00pm for residences and businesses alike. His advice for me to share with the HOA was to put their office number (916-774-5000) on speed dial, and if the music/noise/disturbance continues past 11:01pm, to bombard his office with complaints and request a sheriff to come out and break up the party. The sheriff’s office will determine when the number of instances warrants a meeting with the golf course for warnings and fines. Remember fireworks are not allowed in the community at any time and are frequently fired off from the pavilion patio during celebrations, also worthy of a call to the sheriff.
The noise from Parties really not so bad. We live a few houses around but actually we don’t mind it so much because it gives some vibrancy to such a quiet place
Maybe just stating the obvious possibly? but the reason Charlie doesnt want to open his books is that he sold 2 of his 3 golf courses last year for a profit and he cant really show that he is losing money? But purchasing a home in Serrano and having one (for sale) in Morgan Creek is expensive?
At this point there is nothing that can be said that would make me want to give Charlie money? I understand our homes will take a hit in value if the course closes, but I am a long term resident and I plan to be here after he is gone (hopefully soon) the value will come back thats the way the market works… What about the people on the Kingsbarn/Waterstone side that back up the field? Its a big open space that isnt manicured behind their homes and the value of their homes isnt in the tank? How many homes backup the road? the creek area? another house? We can all find something that we like/dislike about our lots, I liked someones comments the other day if the golf course closes the people who have lots that backup the course need to adjust their fences and reclaim that land for their use, that would be something I would agree on if the course closes for those people to take back their land, we should be putting that to a vote if that happens. Also I guess if the course closes we can get rid of the greeter on the Vineyard side after 6:00pm? altogether? potential HOA savings? Just ranting, sorry.
Did Charlie disclose the noise at the clubhouse when he sold the Villa lots?
Does anyone know if a neighbor plays music before 10 pm if they are planning to sell their house
I live near the Pavilion and I agree that the noise is not so bad. Typically, it is also only on Friday and Saturday nights and not past 11 pm. It’s one of the little annoyances we need to tolerate if we wish to live in a vibrant, active community. If you live out in the country, you will still have the noise of cows bellowing, frogs croaking, birds chipping and squirrels chattering. Just noise of a different kind. And many people love to live in downtown environments amidst the noise of sirens, auto traffic, parades, special events, etc. Really – it’s not so bad folks….
